Management

Commercial property management is an integral part of Clark Isenhour Real Estate Services, LLC. Experience, honesty, and hard work form the foundation of our company. We do not take on every management assignment that comes our way. Rather, we desire to work with property owners that share our values.

From full service office buildings to heavy industrial warehouses, Clark Isenhour offers comprehensive management services. Our management services include:

Maintenance

To ensure that regular maintenance issues are handled as quickly and inexpensively as possible, Clark Isenhour employs a full time maintenance man, covered by general liability insurance and workmen’s comp. We supply this maintenance man with a reliable work truck, trailers for hauling debris off of sites, and a large collection of tools and equipment. When needed, Clark Isenhour hires only trusted, outside vendors. These include janitorial, plumbing, electrical, HVAC, pest control, lawn and landscape maintenance. We oversee these contractors to help ensure the job is done right and costs are minimized. Emergencies do happen and in this case, we try hard to be “on the spot”. Incidents are handled as quickly and efficiently as possible to ensure tenant and landlord satisfaction.

Bookkeeping

Clark Isenhour employs a full time, in-house bookkeeper, Lueann Donaldson. Lueann is experienced in accounts receivable, accounts payable, and collections. Her first priority is to track rental income, making sure payments are correct and timely. We have a standard system for notification of late payment and do not hesitate to aggressively pursue non-payment. Her second priority is to make sure that accounts payable are approved, accurate, and well documented. We pride ourselves on finding ways to reduce your costs, while still providing adequate service and preventative maintenance. Her third priority is to have all financial information structured, complete, and ready. With timely, organized bookkeeping, we are always prepared to discuss the financial status of your property, allowing us to help in your planning and budgeting.

Lease administration

Clark Isenhour keeps a well organized file system on each property it manages, to help ensure that all leases are current and up to date. Each property is kept separate with individual numbered files for each tenant. The tenant files contain all lease documentation, a record of major repairs, and copies of pertinent correspondence. Work orders are kept organized and available to help in compiling a monthly report. Each month John, Josh, and Lueann meet to create a monthly report to present to each property owner. The monthly report includes all financial information, leasing activity, repair and preventative maintenance issues, and major correspondence from the past month if applicable. Our policy of physically meeting to prepare these reports by the second week of the following month helps us to focus our attention on problems and plan for the future.
