Management

Management

Commercial property management is an integral part of Clark Isenhour Real Estate Services, LLC. Honesty, integrity, experience, and hard work form the foundation of our company. We do not take on every management assignment that comes our way. Rather, we desire to work with property owners that share our values.

From full service office buildings to heavy industrial warehouses,  we offer comprehensive management services. We pride ourselves on finding ways to reduce your costs, while still providing quality service and preventative maintenance. Our management services include:

Property Maintenance:

To ensure that regular maintenance issues are handled as quickly and inexpensively as possible, Clark Isenhour employs a full time maintenance man, covered by general liability insurance and workmen’s comp.   We supply this maintenance man with a reliable work truck, trailers for hauling debris off of sites, and a large collection of tools and equipment.   When needed, Clark Isenhour hires only trusted, outside vendors. These include janitorial, plumbing, electrical, HVAC, pest control, lawn and landscape maintenance professionals.  We oversee these contractors to help ensure the job is done right and costs are minimized. Emergencies do happen and in this case, we try hard to be “on the spot.” We make sure incidents are handled as quickly and efficiently as possible to ensure tenant and landlord satisfaction.

Bookkeeping:

Clark Isenhour employs a full time, in-house bookkeeper, Lueann Donaldson.  Lueann is experienced in accounts receivable, accounts payable, and collections. Her first priority is to track rental income, making sure payments are correct and timely.  We have a standard system for notification of late payment and do not hesitate to aggressively pursue non-payment.  Her second priority is to make sure that accounts payable are approved, accurate, and well documented.  Her third priority is to have all financial information structured, complete, and ready. Thanks to our effective bookkeeping, we are always prepared to discuss the financial status of your property.

Lease administration:

Clark Isenhour keeps a well-organized file system on each property we manage to ensure that all leases are up to date.  Each property is kept separate with individually numbered files for each tenant. The tenant files contain all lease documentation, a record of major repairs, and copies of pertinent correspondence.

Each month our team meets to create a monthly report to present to each property owner. The monthly report includes a comprehensive summary of financial information, leasing activity, repair and preventative maintenance issues, and major correspondence from the past month if applicable. Our policy of physically meeting to prepare these reports by the second week of the following month enables us to focus  on addressing problems and planning for the future.
